Housekeeping
Tahoe NORTH Rentals works hand-in-hand with our vendors to ensure that your home is meticulously cleaned following each of our reservations. Our team is committed to providing competitive quality and detail-oriented service. Cleaners and inspectors are reminded that ultimately, their “boss” is the owner, the owner’s family, or the guests for whom they are cleaning the rental home. They have a number of responsibilities for meeting the Tahoe NORTH’s standard of cleanliness and appearance. Their job not only requires technical know-how, but people skills as well. Housekeepers and inspectors are expected to always conduct themselves as if the homeowner guest was looking over their shoulder while they work. In order to ensure a thorough clean and minimize the chance of details being overlooked, our cleaners and inspectors are provided with a White Glove Checklist for each job, along with notes and other requirements for that specific property. We require that they take photos of the cleaning job performed and upload those to an application that reports to us in real-time the condition of the home.
Inspections follow each clean to confirm that all standards have been met before the guest is permitted to check in. Inspectors, as well as cleaners, are responsible for reporting damage, missing inventory, and general wear and tear.
MAINTENANCE
Our maintenance vendors are insured and licensed contractors who are familiar with the specific needs of homes here in Tahoe. We are confident that each tech possesses the skills and experience necessary to evaluate maintenance needs and issues, and to determine the most cost-effective solution. Their standard services include but are not limited to:
Filter changes, smoke alarm maintenance, high-rise light bulb replacement, hardware repairs and replacement, storm preparation, preseason HV/AC checks, winterizations and de-winterizations, limited carpentry, minor mechanical, electrical, and plumbing issues, inventory replacement (i.e. propane, small appliances, etc.), amenity assistance and troubleshooting (i.e. Internet connection, electronics, mechanical operations, etc.).
All work that cannot be performed by a handyman will be contracted out to your preferred vendors. We offer a list of licensed contractors for larger more technical jobs.
As a homeowner, you may track on-going and completed work orders online by logging into the Owner area of our website.
Tahoe NORTH Rentals also provides you with at least one detailed annual inspection of the home in order to report any outstanding maintenance or safety concerns to you.
ACCOUNTING
Managing rental income can be overwhelming for a homeowner, especially when it comes to real estate law compliance. Our accounting department is here to make sure funds are collected and disbursed accurately, timely, and lawfully. Every month, you will receive a financial statement via mail along with a check when there is income. Homeowner statements will also be posted to your online account by the 15th of each month. If you bank with a local bank, we’ll even deposit the check directly in your account! It is important to note that having your property management company handle the billing for third party vendors alleviates a substantial burden when it comes to filing your yearly income taxes.
MARKETING
One of the most important aspects of property management is the marketing and promotion of your home to prospective renters. In today’s rental market, we have found that online advertising is the most productive avenue. In partnership with IDX Central, A Division of Moineau Design, one of the leading web designing companies in the vacation industry, we’ve launched a new, state of the art website equipped with the latest features and functionality that will not only assist guests in their search, but will streamline booking, payment , and communication.
While the majority of our marketing budget is concentrated online, we continue to invest daily in a Google online advertising as well as managing your home’s personalized Vacation Rentals By Owner (VRBO.com), Airbnb.com and other marketing accounts.
EXPERT KNOWLEDGE & CONSULTATION
Our property managers are here to guide you through the many decisions involved with renting your Lake Tahoe home. They stay up to date on the ever changing laws and regulations of the California Association of Realtors. We are experienced in the area’s competitive vacation rental market, property managers make suggestions as to how you can make your home stand out from the crowd. They work with you to determine rates on supply and demand, comparative market analysis, and, as always, your individual requirements.
COMMUNICATION
There will always be a property manager available to assist you. Our team also serves as liaisons between homeowners and their guests, as well as vendors. When conflicts arise, team members aim to resolve issues in the most compromising way possible, but first and foremost, in the best interest of the homeowner.
In addition to working with our staff, owners can maintain contact via quarterly e-newsletters and an online dashboard called OwnerLink, where they track the status of reservations, work orders, accounting transactions, and other aspects of their home’s management.
Owner FAQ
How often will I receive statements?
Once every month, a statement of your account will be mailed to you. Statements are posted to the Owner’s Area online each month by the 15th. You can see a list of all your existing reservations, as well as a list of all work orders, on OwnerLink at any time.
How do I get paid for each rental?
For short term rentals of less than 30 days you will receive payment the month following the reservation’s departure. For long term reservations of 30 days or more, you will receive payment by the 15th of the month in advance of the monthly term
What does Tahoe NORTH’s commission fee cover?
The commission covers all the day to day management of your property. It covers each post-departure guest cleaning, emergency assistance for you and your guests, and of course, professional and knowledgeable consultation. The annual marketing fee for VRBO.com covers your home’s personal online listing through VRBO for each the year (applies to vacation rental homes only).
How much can you spend without my consent?
Our experience has shown that most repairs can be made with a maximum of $300. All owner accounts require a $300 to $500 target for emergency repairs. We always try to communicate any repairs that are non-emergency via email prior to performing the maintenance necessary.
Who deals with my tenants – you or me?
We maintain all contact with your guests. Tenants are not provided with your contact information, unless you give us instructions to do so.
